Leasehold and Estate Management Services 

Leasehold and Estate Management Services is best described as the management of the grounds, structure and common parts of leasehold flats and, in some cases, the management of the grounds and facilities serving freehold houses.
FSPM predominantly acts for Freeholders, Resident Management Companies (RMC) and Right to Manage (RTM) Companies in the provision of their estate management services. 
A question - How many managing agents provide their clients with the following:
A 24/7 emergency helpline for dealing with urgent repairs outside of office hours?
A monthly property visit where a pro-forma inspection report is completed and a summary of the findings provided?
A monthly finance report showing a summary of available funds, income, expenditure, arrears and performance year to date against budget?
Simple, easy to understand financial statements and service charge demands?
Complete transparency with all insurance commissions being disclosed from the outset?  How much is your current agent earning simply by arranging your insurances? 
Quarterly client review meetings? in the case of an RMC client this will be with the directors of the RMC, more regular meetings can be arranged if required.
Annual Budgeting, undertaken in consultation with the client at least two months before the start of the new financial year? This will ensure any adjustments to on-account contributions can be made in advance of the first payment falling due.
FSPM believes in providing all of its leasehold and estate management clients with these services and more, as standard.
Whilst the services will be tailored to a client's specific requirements, they will generally be built around a core of services which will include:
Collection of ground rents
Preparation of Service Charge budgets and financial forecasts
Collection of Service Charge payments
Arrangement for the provision of services to the common parts of the development as required by the individual leases or freehold transfer documents
supervision of building works
Negotiation and supervision of contracts in respect of gardening, cleaning and day to day services
providing a 24 hour emergency call out service  
Organising buildings and other forms of insurance, including arranging reinstatement valuations and assisting in the administration of insurance claims 
Undertaking regular site inspections
Liaison with freehold owners, RMC directors and residents on all relevant matters
Arranging annual general meetings, attending the same and where required preparing the minutes
Arranging for the preparation of year end accounts and returns 
Attending quarterly client meetings and providing regular financial reports
